Desert Adobe Hacienda
Phoenix, Arizona · dual-zone cooling, pool equipment, and kitchen survey
This 2003 hacienda-style home expired after monsoon season when one zone struggled and buyers asked whether both condensers had been serviced. An unused evaporative cooler still sits on a side wall. Pool pump, filter, and heater were “as-is” with no service log. Kitchen appliances are a full stainless suite that still conveys.
Desert surveys should record condenser shade, coil cleaning, attic radiant barrier notes, water-softener salt, and whether the refrigerator condenser coils were vacuumed. Garage freezer and water heater in the garage need temperature and expansion-tank notes. UV damage on outdoor outlets and hose bibs belongs in the same maintenance paragraph as HVAC.
